• Security: You are responsible for safeguarding your password. You agree not to disclose your password to any third party and to take sole responsibility for any activities or actions under your account.

• Notification: You must notify Realista immediately of any unauthorized use of your account.

4. Permitted Use and Restrictions

4.1 Permitted Use

Realista grants you a limited, non-exclusive, non-transferable, revocable license to access and use the Services for your personal, non-commercial use (unless you have a separate commercial agreement with us, such as a Professional Agent Account).

4.2 Prohibited Use (The "Anti-Scraping" & Conduct Clause)

• Scraping: Using any robot, spider, scraper, deep link, or other automated data gathering or extraction tools, program, algorithm, or methodology to access, acquire, copy, or monitor the Services.

• Interference: Taking any action that imposes an unreasonable or disproportionately large load on our infrastructure.

• Reverse Engineering: Attempting to decipher, decompile, disassemble, or reverse engineer any of the software comprising the Services.

• Discrimination: Using the Services to discriminate against anyone based on race, color, religion, sex, national origin, disability, familial status, or sexual orientation, in violation of Greek Law 4443/2016 or applicable EU directives.

5. User Content and Listings

5.1 Content License

By submitting content (e.g., property photos, descriptions, reviews) to the Site, you grant Realista a worldwide, non-exclusive, royalty-free, perpetual, and transferable license to use, reproduce, distribute, display, and create derivative works of that content in connection with the Services and Realista’s business.

5.2 Responsibility for Content

You are solely responsible for the content you post. You represent that:

• You own or have the necessary rights to post the content.

• The content is accurate and not misleading.

• The content does not violate the rights of any third party (including privacy and intellectual property rights).

6. Real Estate Services & Disclaimers

6.1 Platform Role

Realista is a technological platform. Unless explicitly stated otherwise, Realista:

• Does not act as a real estate agent, broker, or property manager for any user.

• Does not buy, sell, or rent property.

• Does not validate or verify the accuracy of property listings provided by third parties.

6.2 No Warranty on Listings

The information provided on the Services (including price, measurements, and legal status of properties) is for information purposes only. We adhere to the Spitogatos and Zillow standard that all information is provided "As Is" and "As Available." We do not guarantee the accuracy, completeness, or timeliness of any listing.

7. Intellectual Property Rights

All content and materials available on the Site, including but not limited to text, graphics, website name, code, images, and logos, are the intellectual property of Realista LTD or its licensors and are protected by applicable copyright and trademark law.

8. Fees and Payments

• Subscriptions: Services for professionals (e.g., listing promotion) are subject to fees described at the point of purchase.

• Refunds: Except as required by law, payments are non-refundable.

9. Limitation of Liability

To the fullest extent permitted by law, Realista LTD shall not be liable for:

• Any indirect, incidental, special, consequential, or punitive damages.

• Any loss of profits, data, use, goodwill, or other intangible losses.

• Damages relating to your access to or use of (or inability to access or use) the Services.

• Any conduct or content of any third party on the Services.

You agree to defend, indemnify, and hold harmless Realista LTD, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses, including reasonable legal and accounting fees, arising out of or in any way connected with your violation of these Terms or your posting of content.
